Property Investor Eligibility

Invest a minimum of AED 2 million in Dubai real estate — even a property still under a mortgage or instalment plan qualifies, with no minimum down payment required.

Eligibility Criteria

Property in Dubai worth at least AED 2 million (multiple properties can be combined to reach the threshold)
Statement of Account from the developer, or a bank NOC if the property is mortgaged
Applicant must be inside the UAE to apply
Spouses can jointly buy one property (attested marriage certificate required); the higher-share owner becomes the primary applicant and can sponsor the other
Title deed owners qualify if the market value exceeds AED 2 million, with an official evaluation certificate
Jointly-held title deeds are accepted if the applicant’s own share is at least AED 2 million
The applicant’s name on the title deed must match their passport exactly

High-Salary Employee Golden Visa

Earn a basic monthly salary of AED 30,000 or more as a General Manager, Senior Manager, Project Head, or Managing Director? You may qualify under the High-Skilled Employment category.

Fixed Deposit Investor Golden Visa

Open a fixed deposit of AED 2 million with a UAE local bank — such as FAB, ADCB, or RAK Bank — and hold it for at least 2 to 3 years after your visa is approved.

How much does the Golden Visa cost in the UAE?

The 5-year visa costs as low as AED 650, and the 10-year visa costs AED 1,150. Medical insurance and Emirates ID issuance fees apply on top of this.

Can Golden Visa holders stay outside the UAE for more than 6 months?

Yes — the standard 6-month rule doesn't apply

Long-term visa holders are exempt from the general rule requiring residents not to stay outside the UAE for more than 6 months.
